Funciones:


El Manager de Expansión forma parte del departamento de Real Estate (RE) de España y depende directamente del Acquisition and Construction Manager.

El objetivo principal es ampliar la cartera inmobiliaria de tiendas Action en España.


Crear contactos, evaluar las posiciones, negociar los precios de alquiler y los contratos de las tiendas potenciales en las mejores condiciones, de acuerdo con la estrategia de expansión de Action.


  • Responsable de la adquisición de tiendas potenciales para Action en una zona determinada.
  • Investigar, analizar y trabajar en el mercado inmobiliario, visitar posibles tiendas, hacer una preselección y presentar las posibles tiendas (P&L, disposición, aparcamiento, etc.)
  • Negociar los precios, los arrendamientos y las condiciones técnicas con posibles socios contractuales externos (logística, construcción)
  • Supervisar las necesidades y requerimientos de la organización en términos de logística, actividades de almacén, legales, construcción y traducir esas necesidades en las negociaciones finales.
  • Negociar los arrendamientos en las mejores condiciones posibles.
  • Comunicarse internamente con los departamentos de operaciones de tienda, jurídico, financiero, de soporte de RE y de construcción.
  • Crear un apoyo interno y externo para las posibles tiendas de Action.
  • Iniciar, mantener y ampliar los contactos con el mayor número posible de actores del sector fuera de la organización (por ejemplo, promotores inmobiliarios y administraciones públicas)
  • Como responsable de proyectos, actúa como facilitador dentro del equipo de RE, proporciona instrucciones de trabajo claras, planifica las actividades de los compañeros de manera que se consigan los objetivos.
  • Participa activamente en la mejora de las habilidades de los compañeros proporcionando comentarios, explicaciones y un asesoramiento constructivo.

Requisitos:

  • Nível de pensamiento universitario en combinación con un título de máster o licenciatura (preferiblemente Administración de Empresas, Derecho o específico en el sector inmobiliario)
  • Experiência probada en la negociación y gestión de contratos de arrendamiento.
  • Buen conocimiento del idioma inglés, tanto oral como escrito.
