Job Summary

As a key member of the Marriott International team, the Maintenance Manager is responsible for overseeing all engineering and maintenance operations. This includes ensuring the building, grounds, and physical plant are well-maintained, with a focus on safety, security, and asset protection.

Key Responsibilities

  1. Manage the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
  2. Ensure regulatory compliance with facility regulations and safety standards.
  3. Develop and implement energy conservation strategies and recommend current best practices for economical facility operations.
  4. Develop specifications and requirements for service contracts and administer such contracts to support building needs.
  5. Distribute preventive maintenance and repair work orders and monitor timeliness and quality of completion.
  6. Oversee and direct the maintenance of grounds, guestrooms, public spaces, restaurants, property vehicles, and recreational facilities.
  7. Develop a long-term plan for preventative maintenance and asset protection and oversee its execution.
  8. Develop project plans in accordance with renovation or new construction needs.
  9. Coordinate with contractors for bids and supervise construction to ensure timely completion of projects within budgetary guidelines.
  10. Build and maintain positive relationships with external customers, such as city building and zoning departments, fire prevention bureaus, and vendors.
  11. Ensure the fire crew has a complete understanding of all procedures, equipment, and alarms.
  12. Perform monthly property inspections to ensure buildings and grounds are maintained in excellent condition.
  13. Conduct guest room and common area inspections to ensure guest satisfaction.
  14. Inspect and evaluate the physical condition of facilities to determine the type of work required.
  15. Recommend or arrange for additional services, such as painting, repair work, renovations, and the replacement of furnishings and equipment.
  16. Select and order new equipment, supplies, and furnishings.
  17. Manage parts and equipment inventory.

Maintaining Property Standards

  1. Ensure building and equipment licenses and certifications are current.
  2. Maintain property life safety systems, including fire fighting equipment, sprinkler systems, and alarm systems.

Providing Exceptional Customer Service

  1. Exemplify excellent customer service and create a positive atmosphere for guest relations.
  2. Review guest feedback and satisfaction results to identify areas for improvement.
  3. Share plans with property leadership to ensure corrective action is taken to continuously improve guest satisfaction.
  4. Strive to improve service performance.
