**Job Summary**
We are seeking a highly skilled and experienced Senior Asset Manager to join our team at Empresa Reconocida. As a key member of our Asset Management team, you will be responsible for monitoring the active management of our real estate assets on a property level, optimizing returns within the risk parameters of the fund mandate, and working closely with our Transaction Team, Fund Managers/Deputy Fund Managers, Development Team, and AM Hub Europe Team.
Key Responsibilities- Work in collaboration with external asset and property management partners and internal teams to deliver asset management initiatives and outcomes in line with agreed investment plans for client portfolios.
- Interface and coordinate the activities of property managers and external service providers in the implementation of asset management and investment plans.
- Assist the Fund Management team in the formulation of fund strategy and preparation of IC papers, and participate in the review of investment plans or ICs as appropriate.
- Support AM Hub Europe and Fund Management in the preparation of investment plans, asset management plans, and budgets for client assets.
- Develop and implement leasing strategies, collaborate with fund management/development management and research in the preparation and presentation of proposals for transactions, financing arrangements, and CAPEX measures for the IC.
- Contribute to IC papers prior to presentation to the IC, particularly in relation to projects and investments.
- Assist the Transactions Team in the asset acquisition/disposal process, support internal processes around SPV management, and actively manage external property managers to the highest standards of professionalism and market best practice.
- Ensure good relationships with external service partners in asset and property management, internal departments, and interfaces, and participate in and assist with negotiations on transactions, investments, lettings, zoning/planning, and other activities related to client assets.
- Ensure that legal documentation, statutory documents, management records, property data room, and other relevant data are up to date, and update asset management plans in line with the agreed reporting timetable.
- Ensure data quality of property managers in close cooperation with AM Hub Europe, support Property Controlling/AM Hub Europe in the preparation of client reports, and provide information for valuations as required.
- Keep the line manager and Fund Manager/Deputy Fund Manager updated on the progress on main targets in the appropriate Investment Plan, and report all breaches of policy, compliance, and anti-money laundering requirements on SWORD along with any material risks to the client mandate.
- Ensure compliance with AAM anti-money laundering and TCF policies, maintain appropriate levels of CPD, and ensure compliance with all regulations, investment guidelines, and restrictions regarding the mandate.
- Someone with the capability for successfully completing lettings, development, and complicated active asset management projects.
- Someone with the ability to develop and implement leasing strategies, and collaborate with fund management/development management and research in the preparation and presentation of proposals for transactions, financing arrangements, and CAPEX measures for the IC.
- Excellent communication and interpersonal skills, with the ability to work effectively with internal and external stakeholders.
- Strong analytical and problem-solving skills, with the ability to analyze complex data and make informed decisions.
- Ability to work in a fast-paced environment, with multiple priorities and deadlines.
- Strong knowledge of real estate investment and asset management, with a focus on delivering value to clients.
