Location:Marbella, Spain Sector:Residential Real Estate Position Overview We are looking to appoint aDirector / Head of Sales & Operationstolead, structure and scalethe commercial department of a real estate company in aclear growth phase. This is asenior management role,not a sales position. The core objective is toenhance sales performance through leadership, structure and process optimisation, professionalising the organisation and drivingsustainable business growth. This role is ideal for a profile who enjoysbuilding teams, creating systems and improving performance, rather than closing individual deals. Key Responsibilities Sales Team Leadership Lead, organise and supervise the sales team. Define individual and team targets aligned with business objectives. Monitor performance, identify deviations and implement corrective actions. Motivate, incentivise and scale the team in line with company growth. Commercial & Operational Management Oversee the full management of leads, clients and commercial opportunities. Maintain full control ofCRM, sales pipeline and commercial KPIs. Ensure fast response times, high-quality follow-up and full traceability. Optimise conversion ratios across all stages of the sales cycle. Sales & Marketing Alignment Coordinate and supervise the sales marketing function. Define strategies to attracthigh-quality and qualified leads. Drive the acquisition ofexclusive listings. Ensure strong and consistent alignment between sales and marketing teams. Strategy & Business Growth Define commercial strategies focused on bothvolume and quality growth. Develop new areas, teams and scalable commercial structures. Implement replicable and sustainable processes. Propose continuous improvements based on data, performance and market insight. Business Planning & Reporting Prepare the annual sales business plan. Define forecasts, targets and team structure. Deliver regular and structured reporting to senior management. Use data and KPIs as a foundation for strategic decision-making. Profile Required Essential Proven experience insales leadership, commercial management or operations. Solid track record managing, structuring and scaling teams. Highly organised, analytical anddata-drivenprofile. Experience working withKPIs, CRM systems and reporting tools. Strong leadership mindset with a high level of accountability. Availability for amainly on-site rolein Marbella. Desirable Experience inreal estateor premium service environments. Background inbusiness growth or expansion phases. Ability to build structure and processes in organisations undergoing professionalisation. Conditions Permanent employment contract. Initial fixed salary of approximately€45,000 gross per year, with performance-based review.
