Thinkspain is seeking a highly skilled Property Manager to join our team. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our luxury rental properties.
**Key Responsibilities**
- Communicate with tenants regarding leasing agreements, rental payments, and property-related concerns.
- Oversee lease agreements, renewals, and terminations in compliance with local rental laws.
- Coordinate property inspections, repairs, and maintenance work to ensure properties are well-maintained.
- Collect rental payments, manage budgets, and prepare financial reports for property owners.
- Ensure properties meet all legal requirements, including health and safety regulations.
- Conduct background checks on potential tenants and verify rental references.
- Handle emergency maintenance requests and address tenant emergencies promptly.
- Hire and manage contractors, maintenance personnel, and other service providers.
- Conduct regular inspections to assess property conditions and address maintenance issues.
- Maintain accurate records of leases, rental payments, property maintenance, and tenant communication.
- Provide regular reports to property owners on property performance, occupancy rates, and financial status.
- Resolve tenant disputes, complaints, and issues in a professional and timely manner.
**Requirements**
- Experience in property management or real estate, preferably in luxury rentals market.
- Strong understanding of Marbella's real estate market with expertise in rental property management.
- Excellent communication skills in English and Spanish, both written and verbal.
- Proven track record of providing exceptional customer service to tenants and property owners.
- Ability to negotiate rental agreements, resolve conflicts, and handle tenant issues effectively.
- Strong organisational skills to manage multiple properties, maintenance schedules, and rental agreements simultaneously.
- Demonstrated ability to identify and resolve property management issues in a timely manner.
- Capable of building and maintaining positive relationships with tenants, property owners, and service providers.
- Availability: Flexibility to work evenings and weekends when required, especially during high-demand periods or emergencies.
