Overview Sr Real Estate Development Manager, Real Estate Development Management, Data Center Supply Solutions (EMEA) role at Amazon Web Services (AWS). Data Center development for AWS will be led by the Real Estate Development Manager (REDM). You will own the Real Estate Development process from exchange of contracts on Development Agreements and/or Acquisition Agreements until fulfillment of the contracted development obligations of both AWS and our developer partners. You will ensure internal and external stakeholders progress collaboratively to deliver real estate capacity for customers within scope, specification, programme and budget. Early resolution of challenges and high-velocity decision making within your authority, with early escalations when needed, will be regular. Prior to assuming accountable ownership, you may collaborate with Real Estate Transaction Managers (RETMs) on the negotiation of scope, specification, programme and budget for development. You will help settle detailed contractual arrangements to support effective management post transaction. We support all AWS data centers and the servers, storage, networking, power, and cooling equipment that ensure customers have continual access to the innovation they rely on. You will join a diverse team of software, hardware, and network engineers, supply chain specialists, security experts, operations managers, and other vital roles. You will collaborate across AWS to deliver high safety and security standards while providing expansive capacity at the lowest possible cost, and you will experience an inclusive culture that welcomes bold ideas and empowers you to own them to completion. Key responsibilities With professional support, determine appropriate development time and cost provisions, and negotiate their settlement for contractual arrangements with developer partners Consider specification proposals in consultation with AWS stakeholder teams and resolve compromises and conflicts for inclusion in contracts Support and advise team members within DCSS on Real Estate and Development matters Act as Single Threaded Owner for developments from contract signing to handover Develop and maintain a Development Business Plan (DBP) Prepare Monthly Development Reports against the DBP Manage internal and external stakeholder relationships Identify and mitigate adverse time and cost impacts Ensure delivery of development agreement terms Work with internal stakeholders Manage developer partner relationships and performance obligations Keep leadership regularly updated on development progress Manage remaining development obligations after property handover to internal teams Prepare Development Close Out Report reviewing lessons learned About The Team As DCSS grows capacity across EMEA, contracting solutions include Land acquisitions for development, Build to Suit (BTS) development agreements, and Hybrid development agreements. The Real Estate Development Management Team (REDMT) will lead delivery of optimum solutions within constraints while accommodating evolving AWS technology and regional regulation. Basic Qualifications 3rd Level Degree/Diploma in a relevant field and/or membership at an appropriate professional body 5+ years senior-level experience managing multi-disciplinary property-related project teams Fluent in English and Spanish Strong verbal and written communications Ability to work effectively across internal and external organizations Preferred Qualifications Proven success delivering large-scale real estate developments across Europe Experience with industrial real estate and land negotiations Experience aligned with the Roles & Responsibilities outlined above Company: Amazon Data Services Spain, S.L.
