Job Title:

Project Manager - Luxury Residential Development

Job Summary:

The Project Manager will oversee and manage the entire process of developing a luxury residential building from inception to completion. The successful candidate will ensure the timely and cost-effective execution of the project, adhering to the highest quality standards and complying with local regulations and codes.

Key Responsibilities:
  • Develop comprehensive project plans, including timelines, budgets, resource allocation, and risk management strategies.
  • Liaise with architects, engineers, contractors, and other consultants to define project scope, objectives, and deliverables.
  • Ensure that all necessary permits and approvals are secured according to Spanish regulations.
  • Manage project schedules, tracking milestones, and ensuring timely completion of each phase of the construction process.
  • Prepare and monitor the project budget, ensuring that costs are controlled and financial goals are met.
  • Conduct regular cost analysis and forecasting to identify and mitigate potential budget overruns.
  • Approve and track invoices, change orders, and other financial documentation.
  • Act as the main point of contact between internal teams, contractors, clients, and external stakeholders.
  • Ensure effective communication and reporting on project progress, changes, and any challenges that arise.
  • Provide regular updates to senior management and investors on project status and key developments.
  • Oversee on-site construction activities, ensuring that work is carried out to agreed specifications, budgets, and timelines.
  • Conduct regular site inspections to ensure health, safety, and quality standards are met.
  • Identify and resolve issues or delays quickly to keep the project on track.
  • Manage contractor relationships and performance, ensuring adherence to contract terms and project expectations.
  • Ensure that the project complies with all relevant local building codes, zoning laws, and environmental regulations in Spain.
  • Identify project risks and develop mitigation strategies to prevent delays or cost overruns.
  • Manage construction insurance and ensure all necessary coverage is in place.
  • Maintain high standards of quality throughout the project lifecycle, ensuring that the final product meets or exceeds client expectations.
  • Perform post-completion inspections and coordinate handover procedures.
Requirements:
  • Bachelor's degree in construction management, civil engineering, architecture, or a related field.
  • Master's degree or PMP certification is a plus.
  • Minimum 5 years of project management experience, preferably in residential or mixed-use development.
  • Previous experience managing projects in Spain or knowledge of Spanish construction regulations is preferred.
