The client portfolio encompasses over 340 properties comprising logistics, distribution, corporate head offices, and small regional multi-use properties. These client properties are serviced by mobile and static CBRE engineers, as well as supplier personnel, covering a full range of FM services. CBRE’s scope of technical responsibility ranges from repairs and maintenance, asset management, energy management, and building system optimisation, to fabric and roof repairs and maintenance and technical inspections.

**Key Activities & Tasks**:
The Facilities Area Manager will be responsible for the delivery of facilities services to client locations within their area or region of responsibility. They will ensure a high-quality service, in line with contractual service levels and key performance indicators. They will also provide timely reporting on activities and engage collaboratively with clients and other CBRE departments, demonstrating a high quality of client care and coordination. In addition, they will:

- Managing local client and CBRE budgets and report any out-of-line situations
- Control and manage services, providing monthly reporting data to the account management team
- Ensure Client satisfaction by being responsible for achieving client SLAs and driving acceptable service delivery performance and standards across all in-scope service lines
- Maintain strong lines of communication to user population on all BAU activity
- Ensuring compliance with legislative, Client and CBRE health, Safety, and environmental requirements.
- Share and implement best practice both within their area, region, country, and across Europe.
- Work with local/central/third party project manager(s) to ensure fully integrated FM/projects delivery
- Maintain a motivated team by management and personal development of all local based staff.
- Fully commit to, and deliver, annual performance appraisals and mid-year cycle reviews in line with communicated deadlines.
- Ensure each member of your team has development plan in place in line with the individual’s growth aspirations and business objectives.
- Organising monthly team meetings and operational reviews to drive results
- Provision of strong upward and downward communications within the team
- Overall operational management within designated site areas (Technical maintenance and repairs, Reception, Post room, Cleaning, & Specialist Sub Contractors and others to be defined).
- Ability to drive and deliver 1st Class service excellence with innovative and compelling ideas
- Development and implementation of Customer Service strategy for locations under your responsibility
- Developing partnering relationships with key client/s in the locations
- Ensure collaborative working between service teams at site, both CBRE and our supplier partners
- Establishment of in-depth knowledge of client culture with particular focus on Facilities Management and Site Organisation
- Close liaison with Central support team to promote a consistent professional image of CBRE
- Promote and sponsor a culture of continuous improvement and best practice.
- Support completion of client monthly report including regular reporting meetings with local client stakeholders
- Manage resources both human and technical to maximise quality of services delivered.

‒ Have a high degree of computer literacy, familiar with CMMS systems, typical office-based products (e.g. excel, sharepoint, etc.)

‒ Place a high degree of importance on developing direct reports, motivating team, and communicating at various levels within CBRE and Client organisations

‒ Demonstrate continuous professional and personal development

‒ Have a strong commercial and financial acumen within an operational management setting.

‒ Strong technical experience on major facilities technical infrastructure such as HVAC, electrical systems, etc.

‒ Demonstrate a strong awareness of soft services (cleaning, vending, pest control, waste management etc.) and experience in managing third party suppliers delivering these services

‒ Communicate openly, displaying a positive attitude towards client, colleagues, and peers.

‒ Works as an integral team member and balance personal and team goals with efficiency and effectiveness.
