Ukio’s mission is to empower individuals to live where they want, when they want.

We do this by disrupting the traditional residential real estate market by providing furnished and serviced apartments for stays of one month or more. We remove all the hassle around finding a rental with no long-term contracts, moving/buying furniture, security deposits, broker fees, etc. giving choice and flexibility to allow people to live where and when they want.

Backed by Europe's best Venture Capital firms, the next year will be a critical phase in our growth as we look to build out our team further and expand into multiple markets. We have successfully raised a Series A investment round that will help propel our growth throughout Western Europe.

**Role |**:
We are seeking an experienced Director of Refurbishment to lead and manage all of our installations of new properties across Europe. Reporting into our VP of Design, you will be working with cross-discipline partners and with your team, you will ensure that each Ukio installation meets the schedule, are stay-ready for our guests whilst maintaining the brand quality and standards. We are a new start-up, so you will be given a high degree of autonomy and expected to deal with numerous challenges and opportunities along the way.

**Responsibilities |**:

- Manage a cross-functional and growing team, primarily onboarding coordinators and hard laborers e.g. handymen and painters, that can scale according to our expansion plan.
- Manage a detailed and tight project schedule while utilizing industry and Ukio best practices
- Create and implement protocols, procedures, SOPs and onboarding process flow
- Create and manage onboarding plans and schedules with assigned teams and subcontractors to ensure project deliverables
- Responsible for driving proficiency and efficiency amongst the onboarding process
- Partner with leadership in identifying and solving for systemic optimization and training gaps
- Work with very short timelines and deliver the best qualitative outcome matching the UKIO design standards
- Create and implement job site safety rules, following the best QHSE guidelines
- Lead and support the new local team members with the new markets opening
- Support, manage and coordinate the UKIO’s expansion to the northern european countries
- Guarantee the sustainability of the materials that UKIO designs team uses to ensure risk prevention and security for our guests

**About you |**:

- You have 6+ years of relevant experience in real estate / retail construction and/or interior design project management
- You have significant project management experience while working under tight deadlines managing multiple deadlines
- Experience managing supply chain, vendors, third party contractors is highly desirable
- Strong analytical and problem-solving skills; using a data-driven approach
- Proven track record of experience managing international teams
- Comfortable working under pressure, taking ownership and driving projects from scratch
- Flexible, resilient and comfortable with ambiguity and changes
- Comfortable working in cross-functional teams
- Fluent in English and Spanish
- Comfortable with traveling across Europe ( 30% of annual travel time expected)
- Comfortable working in a start-up environment taking on multiple projects simultaneously
