About the Role

The Manager, Colocation Leasing supports the Director of Colocation Leasing in securing leased data center capacity across the United States. Working directly with the Director and our Site Selection team, you'll keep the colocation deal workflow moving, from screening opportunities through LOI, contract negotiation, and internal approval.

This role is for someone with hands-on transaction experience who can take an assignment and run with it quickly, without needing step-by-step direction. You'll balance multiple concurrent deals, keep every opportunity organized and moving, and turn complex commercial terms into clear, decision-ready recommendations.

What You'll be Doing

  • Deal screening and pipeline
  • Screen colocation opportunities against Nscale's technical and commercial criteria, including power capacity, delivery timing, density and cooling, location, and pricing.
  • Prepare deal summaries and side-by-side comparisons to inform go/no-go decisions.
  • Maintain the colocation deal pipeline and tracker, keeping status, next steps, and owners current for every opportunity.
  • Coordinate day-to-day with colocation providers and brokers on assigned deals.
  • LOI and contract support
  • Draft LOIs and term sheets and track key commercial terms, including capacity (MW/kW), pricing and escalators, power pass-through, term and renewals, expansion rights, delivery milestones, and SLAs.
  • Support the Director and Legal in negotiating master service agreements, leases, and service orders.
  • Maintain issues lists and redline trackers, and follow up to close open points.
  • Coordinate technical diligence inputs from internal Energy and Power, Design, and Operations teams.
  • Approvals, submittal, and execution
  • Assemble deal approval packages, including economics, risk summary, and recommendation, for review and internal submittal.
  • Manage the approval and execution workflow through signature and handoff to Operations.
  • Track key dates, obligations, and milestones across executed leases.
  • Help build templates, checklists, and playbooks that turn the deal process into a repeatable workflow.

About You

  • 3-5 years of experience supporting transactions in data center colocation, commercial real estate leasing, infrastructure, or a related field.
  • Hands-on experience supporting deals through screening, LOI, negotiation, and execution.
  • Ability to work quickly and independently on assigned workstreams, prioritizing across concurrent deals with minimal oversight.
  • Strong analytical and financial modeling skills in Microsoft Excel or Google Sheets.
  • Clear, concise communicator, able to turn complex terms into decision-ready summaries.
  • Comfortable working across Google Workspace, Microsoft Office, and deal-tracking or CRM tools.
  • Able to travel up to 15% based on business needs.

Nice to Have

  • Working knowledge of colocation or lease commercial terms and contract structures.
  • Experience working with colocation providers, brokers, or hyperscale data center tenants.
  • Bachelor's degree in Real Estate, Finance, Business, Engineering, or a related discipline; a Master's degree is a plus.
