About the department

abrdn manage over €63bn of real assets globally and real estate represents the largest asset class within that with €45bn in AUM, covering direct, indirect, and listed real estate strategies.

Based in Madrid, the Asset Management team are focused on the active management of our real estate assets (e.g. office buildings, retail parks and logistics sites). Their work makes a meaningful contribution to the contribution of fund performance and ultimately client satisfaction.

About the role

In addition to supporting both the Head of Asset Management and the wider asset management team in their direct asset management activities, the Asset Management Support role will also support in the management of our property management service providers.

They’ll support with the control and evaluation of cash flows, budgets, and all performance-relevant key figures and act as an important interface between external partners and internal departments.

The role involves working very closely with the Head of Asset Management and may also involve aspects of transaction management as the role evolves.

Duties and responsibilities will include:
- Supporting the Team Head of Asset Management and to work with the asset management (AM) team and wider abrdn teams (i.e., fund management, development management, transactions, letting, legal, property management, ESG, insurance, treasury, research and AM Hub Europe) to deliver asset management initiatives and outcomes in accordance with agreed Investment Plans for client portfolios.- Monitoring of external partners regarding the agreements in the service contracts.- To provide support to the Fund Management team, securing that necessary information for fund strategies are delivered by on time.- Maintaining lease relevant data, cash flow modelling, budgets.- Providing support in the context of transaction and due diligence processes and the preparation of property-relevant information for internal interfaces (fund management, AM Hub Europe, property accounting, valuation).Supporting the management of on-time preparation and delivery of property budget plans and their review with regard to assumptions on:
- Initial lettings, follow-up and renewal lettings- Plausibility check of the information supplied- Marketing costs- Examination and approval of letting concepts- Management costs (apportionable and non-apportionable costs)- Maintenance, refurbishment and modernisation measures for the properties- To ensure legal documentation, statutory records, management records, property data room and other relevant data are up to date.- To secure that the asset management plan updates are delivered in time and that they are in line with the agreed reporting timetable.- To ensure data quality of asset and property managers in close cooperation with AM HubEurope.- To secure those external partners support Property Controlling/ AM Hub Europe in the preparation of client reports and provision of information for valuations as required.- To report all breaches of policy, compliance and anti-money laundering requirements on SWORD along with any material risks to the client mandate- To ensure compliance with AAM anti money laundering and TCF policies (Treating Customers Fairly)- To maintain appropriate levels of CPD (Continuing Professional Development)- To ensure compliance with all regulations, investment guidelines and restrictions regarding the mandate

Skills and Experience- a curiosity about building close cooperation with external partners.- Someone who can establish good management of the interfaces.- Degree from a (technical) university with a focus on economics or real estate or a comparable qualification- Related work experience, ideally in real estate property management or the asset management sector.- Numerical and analytical skills couple with a sense of responsibility.- Experience in the preparation of reports and presentations (in English language).- Comprehensive knowledge of MS Office (especially Excel and Power Point).- Independent, solution-oriented and well-structured way of working.- Ability to work in a team and under pressure.- A keen interest in an international environment- Very good written and spoken English skills are required, further foreign language skills are welcome.- Srong interest in an international environment.- Willingness to travel (occasionally).
