Investment & Expansion Senior Analyst

currently expanding across Southern Europe. The group develops, owns, and operates high-quality

hospitality assets in prime urban locations, combining a strong real estate platform with a fully integrated

operating model (+220 m€ invested in real estate assets).

After establishing a solid footprint in France hotel rooms operated), Edgar Suites is now accelerating its expansion in Spain and Portugal, focusing on value-added investments, operated under a long-term ownership and operational strategy.

Role Description

We are looking for an Investment & Expansion Analyst with 3 to 5 years of professional experience to

support the Development team for expanding in Spain and Portugal. The role combines investment

analysis, real estate execution, and operational coordination, with a strong exposure to the full lifecycle

of hospitality real estate transactions, primarily own-balance-sheet investments (some lease

agreements could also be contemplated).

The analyst will work closely with Edgar Suites' Senior Management and external advisors, from deal

sourcing through internal approvals and execution.

This position offers an opportunity at the intersection of institutional real estate investment and high-

growth hospitality operations, combining significant investment volumes and institutional-level rigor with

deep exposure to operational hotel use. It provides a genuine 360-degree learning experience, making

it an ideal role for building the skillset of a well-rounded and accomplished real estate developer.

This is a full-time, on-site position located in Madrid.

Local team of three in a fast-evolving context.

Key Resposabilities:

Deal Sourcing & Market analysis

• Support the identification and screening of real estate investment opportunities in Spain and Portugal (more countries could come up)
• Conduct market and competitive analysis with a focus on hospitality and urban assets
• Prepare initial investment teasers and opportunity assessments

Financial Analysis

• Build and review detailed financial models (Excel) including acquisition pricing, development /

capex budgets, operating, fiscal and financing assumptions, returns analysis (IRR, NPV, sensitivities)

• Assess value creation levers and downside risks

Urban Planning & Technical Feasibilities

• Analyse the feasibility of projects from an urban planning, zoning, and architectural perspective
• Work on layout optimisation
• Coordinate with architects, urban planners, city halls and technical advisors to assess: permitted uses,  change of use potential, licensing and planning constraints, layouts optimisation

Due Diligence Coordination

• Coordinate and follow up on full due diligence processes: legal, technical, urban planning, fiscal, etc.
• Act as a central point of contact between internal teams and external advisors
• Work hand in hand with Edgar Sutes financial team for local financing solutions

Internal Validation & Committees

• Prepare investment memos and presentations for internal committees
• Support senior management team during internal decision-making processes
• Ensure consistency, clarity, and robustness of all materials submitted for approval

Profile:

Background & Experience

• 3 to 5 years of professional experience in real estate
• Prior exposure to real estate transactions and hospitality experience are a plus

Skills & Competencies

• Strong analytical and financial modelling skills
• Solid understanding of real estate development and value-added strategies
• Previous experience in the Spanish real estate market is a plus
• Ability to work on complex projects with multiple stakeholders
• High level of rigor, autonomy, and attention to detail
• Strong interest in hospitality real estate assets and operating models

Languages

• Fluent in English and Spanish (written and spoken)
• French, Portuguese or Italian are a plus

Tools

• Excellent command of Excel, PowerPoint, Google Workspace
• Comfortable using AI tools to improve productivity and analysis
