Misión del puesto
:
La persona seleccionada será responsable de planificar, coordinar y controlar el mantenimiento preventivo de equipos de proceso, utilities y facility, garantizando la correcta ejecución de los trabajos, la trazabilidad documental en el sistema EAM (Maximo) y el cumplimiento normativo y de seguridad, así como la disponibilidad y fiabilidad de las instalaciones generales
.
Principales responsabilidades:
- Planificar y mantener actualizado el plan de mantenimiento preventivo en Maximo (procesos, utilities y facilities), con alto nivel de detalle: tareas, tiempos, recursos, repuestos y herramientas.
- Liberar y preparar órdenes de trabajo para su correcta ejecución y seguimiento.
- Revisar y filtrar diariamente las solicitudes de servicio, asegurando que solo las correctas lleguen al/la Supervisor/a.
- Gestionar averías e incidencias de Facility Maintenance, priorizando por criticidad y SLA.
- Coordinar y supervisar proveedores externos y contratistas, garantizando calidad, seguridad y cumplimiento legal.
- Asegurar el cumplimiento normativo de instalaciones generales (RITE, RIPCI, ascensores, puertas motorizadas, legionela, etc.).
- Controlar la documentación legal y evidencias asociadas a las OTs (auditorías).
- Coordinar trabajos e intervenciones con HSE, Producción y usuarios internos, comunicando ventanas de intervención.
- Controlar el presupuesto OPEX de Facility y optimizar costes.
Ámbito de actuación – Facility:
Edificios e infraestructuras industriales: cubiertas, fachadas, pavimentos, HVAC de oficinas y zonas comunes, iluminación, cerramientos, saneamiento, viales, muelles, puertas, vestuarios, salas técnicas y soporte a PCI.
(Facility aguas abajo de cabeceras de Utilities).
KPIs y criterios de desempeño:
- Cumplimiento del plan preventivo ≥95%.≥ 90% de correctivos críticos de Facility dentro de objetivo.
- Inspecciones y mantenimientos legales 100% on time, con documentación adjunta.
- 0 incidentes / accidentes en trabajos coordinados.
- Control de desviación presupuestaria dentro de objetivo.
- Mejora de fiabilidad de instalaciones generales y reducción de incidencias repetitivas.
Perfil requerido:
- Experiencia de 3–5 años en mantenimiento de instalaciones / facility industrial, (se valorarán perfiles junior con base técnica sólida y alta proactividad).
- Experiencia en coordinación de contratistas y cumplimiento legal.
Conocimientos técnicos en:
- HVAC, PCI, instalaciones eléctricas de edificio.
- Lectura de planos y nociones de obracivil.
- Planificación de mantenimiento en EAM (Maximo).
- Alta orientación al cliente interno y gestión de SLAs.
- Competencias clave: orden, método, seguimiento, comunicación clara y sentido de responsabilidad.
Requisitos adicionales:
- Formación técnica: FP Grado Superior o Ingeniería (Electromecánica, Climatización, Industrial o similar).
- Idiomas: Español imprescindible. Inglés intermedio deseable.
- Disponibilidad para atender incidencias críticas y trabajos puntuales fuera de horario.
Condiciones:
- Salario: entre € y € brutos anuales, según experiencia.
- Proyecto estable en entorno industrial consolidado.
