Role Summary:
As Lead M&E you will collaborate with colleagues to inspire customer moments of delight and pursue amazing outcomes each day. Be an ambassador of a one team approach within the technical operations team, representing CBRE and Client brand.
Responsible for the day-to-day supervision of the Technical Services element of the facility management contract including the engineering teams and contractors via our Maximo CMMS, proactively leading the maintenance provision across multiple sites.
The ideal candidate will be customer focused, highly motivated, proactive and show great initiative to keep the Facilities running smoothly.
Core Responsibilities:
Quality, Health, Safety and Environment
Participate in creating and enhancing our safety culture.
Log quality hazards and ensure resulting actions are closed out.
Review method statements, RAMS and ensure relevant permits to work are issued prior to work commencing.
Accountable for legislative compliance in relation to Health and Safety for all building operations activities.
Ensure Method Statements and Risk Assessments are reviewed and actions identified are carried out.
Ensure a safe & healthy working environment through compliance with all company and client site policies.
Communicate changes in policies, procedures, and standards to technicians.
Identify equipment not meeting statutory, Health and Safety or environmental regulations.
Notify line manager immediately of any breaches of Health & Safety.
Foster a culture of safety awareness with CBRE and Client personnel.
Work with personnel to ensure adherence to safety policies, procedures and regulations.
Maintain QHSE Log books as required.
Strive for ZERO reportable accidents/incidents.
Adhere to Integrated Environmental Health and Safety Management Systems.
Lead a culture of safe working and compliance.
Engage with CBRE communications and announcements.
Maintain constructive and positive professional relationships.
Ensure safety audits of buildings, plant rooms and roof areas are carried out.
Remediate QHSE actions within specified time frame.
Operations
Lead or contribute to team huddles and meetings.
Log all specific facilities issues and ensure remedial actions are completed.
Record ad hoc support requests within CBRE systems.
Assess all plant and equipment for compliance with legislation.
Engage proactively with customers to ascertain their needs and concerns.
Inform team members of instances where service could be impacted.
Maintain data integrity for periodic and ad hoc reports.
Act as the focal point for customer and facilities matters.
Engage in assurance monitoring and spot checks on works.
Provide guidance for technical services delivery.
Manage work plan effectively.
Ensure CMMS system reflects accurate data.
Excel in the delivery of KPI's and SLA's for the region.
Communicate work plan progress and changes to line manager and client.
Champion the ongoing development of the CMMS system.
Utilise CMMS data for improvement and business decisions.
People
Drive a culture of high motivation, recognition and engagement.
Motivate performance and embed Performance Management cycle.
Ensure team development and growth opportunities.
Provide management guidance and oversee work allocation.
Engage with CBRE People team for guidance on policies.
Liaise with Operations and support teams for recruitment and retention.
Supplier Management
Conduct regular reviews with contractors to measure performance.
Manage severe supplier non-conformance.
Collaborate with suppliers for improvement and action plans.
Manage third party maintenance contracts through CBRE systems.
Finance
Record all costs incurred for Services provision.
Adhere to change control process for alterations and additions.
Assist in preparation of monthly operation and financial reports.
Audit and check items being ordered for accuracy.
Manage client spend approval process adherence.
Engage in the commercial process for third party works.
Project and Programs
Develop strong working relationships with CBRE Projects teams.
Organise team delivery of ad-hoc projects.
Manage on-site minor works projects.
Identify opportunities to decrease energy usage and increase efficiencies.
Lead by example and suggest innovations for account improvement.
Assist project teams on large scale refurbishments and fit-outs.
Undertake all other duties & tasks as reasonably requested by your line manager.
