**Responsibilities**:
As the Construction Site Manager with Hines, you will be responsible for monitoring the delivery of development projects for Hines Spain. You will act as the Owner’s representative, manage/supervising all activities associated with the construction of a base building and/or interior improvements plus miscellaneous capital projects while adhering to the project schedule, budget, lender and/or ownership (partner) requirements. Your main responsibility will be to ensure that the project is delivered in accordance with specifications, quality, performance, and expectation previously approved by Hines. Responsibilities include, but are not limited to:
- Monitoring the management of the completion of the following key work activities as part of the overall delivery of development projects:
- Surveys & Investigations
- ESG
- Third Party Approvals
- Health & Safety
- Project Accounting
- Monitor the required planning approvals, control body signoffs and licenses required for the development, construction and later operation of the building up to its completion.
- Supervise general construction activities.
- Review and provide input project budget and capital improvement project projections.
- Interface with Hines Conceptual Construction group and assist in drawing and specification preparation as well as review pricing and consultant/construction contracts.
- Monitor and review contractors' work as it relates to budget, schedule, and owner’s program.
- Highlight any deviation and derogation from the approved construction documentation internally and externally.
- Prepare construction updates for the development group and/or ownership.
- Monitor the progress of punch lists.
- Monitor project documentation and historical data regarding construction.
- Assist Owner, material selection, cost estimating,
- Follow up encouraging a safe working environment and reviews all required OSHA and Worker's Compensation safety and accident reports with the General Contractor.
Qualifications:
Minimum Requirements include:
Bachelor's or Master’s degree in construction, engineering, or related field.- Fifteen or more years of general contractor or construction related experience with significant site experience.- Extensive track record required, including recent examples, of managing developments across different sectors. Hotels and hospitality experience will be considered a plus.-
- A strong understanding and experience of all aspects of development management.- Excellent technical knowledge of design and construction.- The devising and implementation of development delivery strategies.- The management of expenditure against development budgeting.- The devising of project schedules and managing activities against the programme.- Compliance management.- Carbon life cycle analysis and implementation.- The devising and implementation of:
- consultant/surveys & investigations/construction procurement strategies.-
- planning consent and other regulatory approval strategies.-
- ESG strategies.-
- Read and interpret construction related manuals, research/instructional reports, safety rules, and methods and procedures in mechanical drawing and layout work.- Read and interpret detailed construction drawings and specifications and communicate findings with team.- Negotiate and interpret the intent of contract documents and mediate disputes as needed.- Analyze and interpret various types of data in order to draw conclusions and solve problems.- Interact with employees, visitors and contractors with poise and diplomacy.- Maintain a calm demeanor in emergencies.- Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style.- Effective communication and reporting to key project stakeholders including other internal Hines teams/Hines Fund/JV Partners.- Establish and maintain a cooperative working atmosphere among staff and contractors.- Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.- Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures.- Demonstrate proficiency in Microsoft Office software.
