DESCRIPCIÓN :

Integrado en el Departamento de Property Management Industrial & Logistics y reportando al Head of Logistics Department se responsabilizará de la Gestión Organizativa, Inmobiliaria, Patrimonial, Comercial y de Marketing del portfolio, orientado a la optimización rentable del activo y al incremento de valor del mismo. Tendrá como principales funciones:

Organizativas:


•Coordinación de equipo humano a su cargo.


•Colaboración con el resto de áreas (Técnica, Financiera y Legal).


•Colaboración con el resto de departamentos de la empresa (A&T, Inversiones, Valoraciones, BC, etc).


•Generar Cross Selling.


•Responsable del cumplimiento de los procedimientos de Calidad, Medio Ambiente y PRL.


•Responsable de trasmitir al equipo la filosofía y valores de CBRE y de asegurar su cumplimiento.


•Máximo responsable de CBRE frente a la Propiedad y encargado, por lo tanto, de realizar el client management correspondiente. Responsable de la comunicación fluida entre Propiedad y CBRE. Informará de todos los aspectos relevantes a la figura de coordinador de Portfolios y/o a dirección y al resto de departamentos.


•Respuesta 24 horas a cliente interno y externo.

Gestión Inmobiliaria:


•Responsabilidad total sobre la implementación del plan de negocio de los activos individuales y de todo el portfolio.


•Garantizar la buen imagen del portfolio gestionado.


•Máxima responsabilidad ante entidades y organismos públicos.


•Supervisión de la totalidad de los servicios, instalaciones y equipos comunes, así como de su correcto funcionamiento.


•Seguimiento y monitorización de los presupuestos de OPEX y CAPEX de los activos. Responsable último del cumplimiento presupuestario establecido.


•Monitorizar y asegurar que la información técnica cumple con los estándares de calidad y con el análisis necesario para el cliente.


•Supervisión de la elaboración del reporting al cliente.

Gestión Patrimonial:


•Relación continúa con arrendatarios.


•Control y seguimiento de los arrendamientos del portfolio.


•Supervisión del control de fianzas y garantías adicionales.


•Renegociación de los contratos de arrendamiento existentes y ampliaciones de superficie apoyándose en el área Legal.


•Responsable de la supervisión del estado de deuda del portfolio y coordinar el seguimiento de la misma.


•Presupuesto de ingresos adicionales: Establecer e implementar estrategias para proporcionar nuevos servicios.

Marketing:


•Responsable de trasladar propuestas de S&L a cliente.


•Supervisar y aplicar el plan de Marketing del portfolio: coordinar la política de imagen y las relaciones institucionales, atención al cliente, promoción y desarrollo de propuestas.


•Supervisor del seguimiento y análisis del cliente final (encuestas internas, estudios de mercado)

Gestión Comercial:


•Colaboración con el Departamento de A&T para establecer las mejores estrategias posibles de arrendamiento/gestión de activos, la rentabilidad de los mismos, así como el incremento del valor del portfolio en gestión.


•Análisis de la diversidad comercial, entendiendo las tendencias del Mercado y la habilidad para adaptarse a las necesidades y demandas de los inquilinos potenciales.

REQUISITOS

Estudios mínimos:

Licenciado en Derecho/ A.D.E., Arquitectura, Ingeniería.

Valorable estudios de postgrado: MBA, Master en Gestión Inmobiliaria.

Experiencia mínima:

Al menos 3 años en puesto similar.
